Welcome to the latest edition of Construction News. This is our second digital edition, produced to provide all the latest construction updates from around the estate while minimising our use of paper.
The end is very much in sight now for almost all our development plots: One Keskidee Square has just completed, Cadence and 180 York Way (now known as Author King’s Cross) are both set to complete this year and Capella and R8 will complete next year. We want to keep you informed every step of the way so please read on to hear about recent progress and the next major milestones for each building.

Anthony Peter, Head of Development (King’s Cross)
R8 is formed of two 13-storey buildings providing both new homes, in association with a housing partner, and office space, offering flexible space to smaller tenants. The homes will be complete in early 2024, with the office element opening in 2025.
Latest news on R8
At R8, both the residential element and commercial base-build are progressing at pace to meet the current completion dates. From the outside, the sawtooth feature façade is now prominent, whilst inside, the apartments are being decorated from the lower floors upwards. Another key milestone was hit in May 2023, as inspections of the brand-new apartments are underway. At the same time, important mechanical and electrical systems are being installed.
One Keskidee Square
One Keskidee Square, an 11-storey office building with retail units and a restaurant at ground floor level, will be completed in the summer 2023.
Latest news on One Keskidee Square
Huge progress was made at One Keskidee Square over the last couple of months, which has seen the building reach Practical Completion. This means that construction on site is at an end and the building’s interior spaces will now be adapted to welcome One Keskidee Square’s new occupiers. We are very proud of this building and its completion means we edge closer to the whole estate being built.
Capella, a 14-storey block delivering 176 homes, will complete in Q1 2024.
Latest news on Capella
At Capella, the focus has shifted to the interior work which has advanced at pace, with the first suite of apartments now being inspected. The first apartment to be signed-off is now being used as a benchmark for all other apartments. The eagerly anticipated 13-storey modular lift is now operational, which is a fantastic step not only for the project but for the industry – making it safer, cleaner and easier to develop the lift inside apartment blocks.
Cadence, a 15-storey building delivering 163 new homes, will finish in summer 2023.
Latest news on Cadence
At Cadence, the development has moved into the final stretch ahead of completion in late Autumn. All apartments are now gradually reaching completion on a floor-by-floor basis. To ensure the highest possible standards, the new homes are inspected by multiple parties ahead of the final handover and prior to us welcoming the first residents. The building is currently in the commissioning stage where the mechanical and electrical systems are being tested to ensure Cadence runs efficiently and each apartment is powered.
180 York Way
180 York way, a build-to-rent development delivering 218 homes and community facilities, will finish in late-summer 2023.
Latest news on 180 York Way
At 180 York Way, internal fit-out works across the building are continuing well with final apartment inspections taking place in line with the completion date. The amenity spaces are preparing for final finishes to be applied with rooms defined and plastering commencing. Externally, works are ongoing to the façade which continues to emerge from the scaffolding cover. 180 York Way had its final Considerate Construction Scheme visit in late March, scoring an impressive 44 out of 45. Over the next couple of months, one of the three tower cranes will be removed from site within working hours; scaffolding will continue to be struck, meaning taken down, to expose the new buildings façade; and the courtyard landscaping works will commence to shape the outside spaces across the development.

A zone – Google’s UK headquarters – work is underway.
R8 – Offices and apartments – work is underway and the building is due to complete in spring 2024.
Capella – Apartment building – work is underway and the building is due to complete late 2023.
Cadence – Apartment building – work is underway and the building is due to complete in spring 2023.
180 York Way – Three mixed-use buildings around a podium garden – work is underway and is due to complete in summer 2023.
